I was recently interviewed for Borders newsletter and web site on the topic of the economy. There's no getting around the fact that it's a confusing time for all of us. There are so many questions, not only concerning how our economy got to this point but what can we expect in the near future? What do we need to be doing right now in order to get through these challenging, uncertain times? What should we be doing about our 401(k)'s and other investments? What about the housing market? Last week, I had the pleasure of speaking at the 2008 Realtors® Conference and Expo in Orlando. You might guess that in today?s financial environment, the real estate industry would have its tails between its legs, shaking with concern about the housing markets. Not so! In fact, given what I saw at the conference, Realtors are confident about the opportunities you have in becoming a homeowner.
Sure, homebuying and selling require vastly different approaches than they did just a few years ago and 2009 will be a difficult year, but the principles haven?t changed: Homeownership works! And the 20,000 Realtors who converged on Orlando agree with me that long-term homeownership remains the key to building financial wealth.
They also know that homebuying opportunities in most markets around the country are fantastic ? that today we?re seeing a once-in-a-generation chance to buy property at great prices. And I believe this window of opportunity will probably last only 12 to 18 months.
During my presentations to about 900 Realtors, I stressed that sound financing remains critical to making real estate work for their clients. After all, it?s harder to fix a bad financing decision than it is a bad location decision. And yes, financing remains available. In fact, mortgage lenders during the first nine months of 2008 have loaned out 20% more money than they did in all of 2000!
So here's what I recommend. First, seriously consider buying property during this window of opportunity ? maybe a first home, or perhaps a second home to rent out. Don?t accept the claim that mortgage money has all but dried up. Find a fair and responsible lender, and ask!

This Thanksgiving I hope we can all take a few moments to reflect on all that we have to be thankful for.
